How to apply for FG loan to build, buy a house (Step -By-Step)

How to apply for FG loan to build, buy a house.

The Federal Mortgage Bank of Nigeria offers mortgage financing to eligible Nigerians through the National Housing Fund, providing a route to buy, build, improve or renovate a home.

The NHF Mortgage Loan is currently available to contributors at an interest rate of 6 per cent per annum, with repayment of up to 30 years.

According to FMBN on its website, the current information shows that eligible contributors can access up to ₦50 million, subject to affordability and the value of the property.

Here are the key things applicants should know about the scheme and how to apply.

What is the FMBN mortgage loan?

The NHF Mortgage Loan is a housing finance facility administered by FMBN through accredited and licensed Primary Mortgage Banks (PMBs).

The facility can be used to buy, build, improve or renovate an owner-occupied home. The property being financed serves as security for the loan.

Unlike a conventional commercial mortgage, the NHF facility is designed to provide contributors with longer repayment periods and a concessionary interest rate.

Who is eligible?

Applicants generally have to meet the following conditions:

* Be a Nigerian citizen aged 18 or above.

* Be a contributor to the National Housing Fund.

* Have made continuous NHF contributions for at least six months.

* Have a stable source of income or, for self-employed applicants, provide evidence of regular income.

* Apply through an FMBN-accredited and licensed mortgage loan originator/Primary Mortgage Bank.

* Have a property that meets the relevant legal and planning requirements.

FMBN also states that loan repayment affordability is assessed using a maximum of one-third of the applicant’s income.

How much can you borrow?

FMBN’s current NHF Mortgage Loan page says a contributor can access up to ₦50 million, subject to affordability and other lending conditions.

The property also matters. FMBN’s published conditions state that an individual should not receive more than 90 per cent of the cost or value of the property being mortgaged.

The older ₦15 million figure still appears in some FMBN documents and online guides, but FMBN’s current product page now states ₦50 million. Applicants should therefore rely on the latest terms provided by FMBN and their accredited mortgage institution.

What is the interest rate?

The interest rate for NHF contributors is not more than 6 per cent per annum. FMBN currently describes the facility as being provided to accredited PMBs at 4 per cent for onward lending to NHF contributors at 6 per cent.

How long do you have to repay?

The maximum repayment period is 30 years, subject to factors including the applicant’s age, income and years in service.

Repayments are made through the mortgage loan originator through which the applicant obtained the loan.

How to apply

1. Confirm your NHF contribution

You must first be registered as an NHF contributor and have made the required continuous contributions.

FMBN now provides an online personal/individual NHF registration portal for new contributors.

2. Choose an accredited mortgage institution

Applicants do not simply walk into FMBN and collect the mortgage loan directly. The application is made through a licensed and FMBN-accredited Primary Mortgage Bank/mortgage loan originator, which processes the application and submits it to FMBN.

3. Obtain the mortgage application form

The mortgage institution will provide the relevant application form and guide you on the documentation required for your particular application.

4. Prepare your documents

Depending on the nature of the application, applicants may be required to provide documents such as:

* Completed mortgage loan application form;

* Evidence of NHF contribution;

* Proof of income;

* Recent payslips or other income evidence;

* Property title documents;

* Valuation report for the property;

* Bill of quantities where the loan is for construction;

* Relevant tax and employment documents; and

* Other legal documents required by the mortgage institution.

The exact documentation can vary depending on whether the applicant is buying, building or renovating a property.

5. Submit the application

The application and supporting documents are submitted to the accredited mortgage institution.

The institution assesses the applicant’s income, repayment capacity, property and documentation before forwarding the application to FMBN where applicable.

6. Property and legal checks

The property is subjected to valuation and legal checks. FMBN’s conditions require the mortgaged property to provide adequate security and comply with relevant planning and legal requirements.

7. Approval and disbursement

Once the relevant conditions are satisfied and the loan is approved, the funds are disbursed through the mortgage loan originator for the approved housing purpose.

What can the loan be used for?

The NHF Mortgage Loan can be used to:

* Buy a residential property;

* Build a home;

* Improve an existing home; or

* Renovate an existing home.

FMBN specifically describes its NHF facility as covering these housing purposes.

How can Nigerians check their NHF contributions?

FMBN provides digital channels through which contributors can access information about their NHF accounts. The Bank’s website also provides online registration and account services for contributors.

Important warning for applicants

Applicants should be careful of individuals who claim they can “secure” an FMBN loan in exchange for money.

FMBN’s official website carries warnings about fraudsters posing as NHF facilitation officers. Applicants should deal only with FMBN and its accredited mortgage institutions and verify any request for payment before proceeding.

FMBN’s official website provides information on its mortgage products, NHF services and application channels.

WAEC Breaks Silence on 2026 WASSCE Results, Reaffirms Credibility Amid Public Doubts

Lagos, Nigeria — August 13, 2026

The West African Examinations Council (WAEC) has reaffirmed the credibility and integrity of the recently released 2026 West African Senior School Certificate Examination (WASSCE) results for school candidates, insisting that the examination was conducted and graded under the same rigorous standards that have guided the Council for decades.

In a press release issued on Thursday by its Public Affairs Department, WAEC expressed concern over the growing wave of public commentary, particularly from content creators and social media commentators, questioning the accuracy and reliability of the 2026 examination results.

The Council said it welcomes constructive scrutiny as part of its accountability to candidates, parents, schools, and the general public, but stressed that the claims circulating online should not undermine confidence in its established assessment processes.

According to WAEC, the 2026 WASSCE was conducted strictly in accordance with its standard operational procedures and relevant educational policies in collaboration with the Federal Ministry of Education.

The examination body noted that while anxiety over examination outcomes is understandable—especially among candidates seeking admission into higher institutions—members of the public should avoid spreading or relying on unverified claims regarding the released results.

WAEC Explains Quality Assurance Process

To reassure candidates and stakeholders, WAEC outlined the key safeguards built into its examination and grading process.

The Council stated that every candidate’s script undergoes a multi-tiered system of marking, moderation, and auditing, guided by standardized marking schemes and supervised by vetted subject experts to ensure objectivity and fairness.

WAEC also highlighted its transparent review and query resolution procedures, noting that candidates with concerns about their results can access official complaint channels through its offices nationwide and online platforms.

The Council urged the public to rely only on verified information disseminated through its official website, www.waecnigeria.org, and its verified social media accounts on X and Facebook, @waecnigeria.

Public Advised to Ignore Social Media Speculation

Reiterating its commitment to maintaining the integrity of its assessment system, WAEC advised Nigerians to refrain from amplifying unverified social media reports and instead seek clarification directly from the Council through its official communication channels.

The statement was signed by Moyosola F. Adesina-anipr, Head of Public Affairs, on behalf of the Head of the National Office, WAEC, Yaba, Lagos.

WAEC said it remains committed to safeguarding the interests of every candidate and preserving public confidence in the examination system across West Africa.

Original content 101

The Original Content Rewards Program is designed to reward creators who contribute original value to the conversation on X.
Original content is content you personally create that reflects your own voice, perspective, expertise, or creativity.
On X, original content comes in many forms. It can be a thread you wrote, a video you filmed, a meme you created, a story you broke, an analysis you published, or commentary that adds a unique perspective to the conversation.
Examples of original content include:
  • Original writing, threads, Articles, reporting, or analysis
  • Photos or videos you created
  • Memes, graphics, illustrations, and other creative work you designed
  • Commentary, reactions, or insights that add meaningful perspective to existing conversations
  • Content that materially and meaningfully transforms existing content through original context, analysis, narration, humor, or creative editing

Commentary counts

Commentary is at the heart of X. Reacting to, analyzing, explaining, and building on what's happening in the world is one of the things that makes the platform unique.
Commentary, analysis, reactions, memes, and creative interpretations can all qualify as original content when they add something meaningful — perspective, expertise, humor, or context. Many creators start from existing posts, videos, images, screenshots, or cultural moments, and that's fine. What matters is the value they add on top.
If your content regularly incorporates material created by others, you'll need to contribute meaningful original value for it to qualify under our original content guidelines.

How to create eligible original content

Create content that reflects your perspective
The strongest way to qualify for the Original Content Rewards Program is to regularly create content that reflects your own ideas, expertise, reporting, analysis, creativity, or experiences.
Whether you're posting videos, memes, threads, commentary, Articles, or breaking news, your contribution should be the primary source of value.
Add meaningful value when using existing content
Building on existing conversations is a core part of X, but simply reposting someone else's content is not enough.
If you use posts, videos, images, or other third-party content, add meaningful commentary, context, analysis, humor, reporting, or creative transformation that makes the content distinctly yours.
Minor edits such as cropping, filters, borders, watermarks, speed adjustments, or simple text overlays generally do not qualify as meaningful transformation on their own.
Repost when your goal is amplification
If your goal is simply to share another creator's content with your audience, use reposts.
Reposting helps surface great content to your followers while ensuring the original creator receives proper attribution, reach, and engagement.
Ask yourself: What am I adding?
Before posting, consider:
Would this content still be valuable without my contribution?
If the answer is yes, consider adding more of your perspective, expertise, creativity, or commentary before publishing.

Understanding originality

A simple principle to keep in mind is that the value of a post should come primarily from what you add.
If the primary value comes from someone else's content and little or no meaningful value has been added, the content may not qualify as original under the Original Content Rewards Program.
